We recognize that for a hotel or a commercial asset, the building is the revenue. Closing for refurbishment is often not an option. We specialize in “Surgical Refurbishment,” where we isolate specific work zones while the rest of the building continues to function.

2. Environmental & Acoustic Control

The primary “pollutants” in a live environment are noise, dust, and vibration. We mitigate these through engineered solutions:

  • Dust Mitigation: Use of HEPA-filtered negative pressure units and airtight “sticky mats” at all transition points to ensure construction debris stays within the work zone.

  • Acoustic Management: Use of high-density sound-deadening hoardings and scheduling “impact works” (drilling/demolition) around the client’s “Quiet Windows.”

  • Vibration Monitoring: Real-time telemetry to ensure that structural works do not disturb sensitive business equipment or cause distress to occupants.

In a live building, the Fire Strategy is constantly evolving as we move through phases.

  • Fire Integrity: We ensure that fire doors, escape routes, and alarm systems are “Live” and “Compliant” at the end of every shift.

  • Temporary Egress: We design and install temporary, code-compliant escape routes when construction blocks traditional exits.

  • Just-In-Time Delivery: We coordinate deliveries to avoid local traffic congestion and ensure that materials move straight from the vehicle to the work zone, preventing “clutter” in public corridors.

  • Out-of-Hours Cut-overs: All major MEP (Mechanical, Electrical, Plumbing) switch-overs are performed at night to ensure the building “feels” operational by 8:00 AM.
